The landlord’s prices are stated in Swiss francs (CHF) and include value-added tax. Tourist taxes and meals are – unless otherwise stated – not included in the overnight rates and will be charged additionally.
The booked period as well as the number of persons are binding. In all cases, the minimum price is the price stated in the booking confirmation. Additional services will be invoiced separately. This also includes accommodation of additional persons who are not listed in the booking confirmation and may join at short notice.
Increases in VAT, tourist taxes, fees, heating material prices, etc. between booking and the start of the stay are considered force majeure and may be passed on to the tenant. However, the landlord is obliged to inform the tenant of such increases immediately upon becoming aware of them.
If the booking platform displays a price in another currency, this is for information purposes only.
The exchange rate is based on the selling rate of the Swiss Federal Customs Administration. However, as the purchase rate is decisive, 5 cents will be deducted from this rate for cash payments and 3 cents for transfers. This procedure may be changed by the landlord without prior notice.
If a price has been confirmed by the landlord in euros, payment must also be made in euros.
Invoices for direct bookings via our website are always issued in our national currency, Swiss francs. Payment can only be made in Swiss francs. Any bank/foreign charges are to be borne by the tenant.
Deposit after booking
For all rental properties (holiday apartments and group house) booked directly via our website, a deposit of 30% of the rental price is due, payable within 7 days after booking by bank transfer in accordance with the invoice.
If the deposit is not credited to the landlord’s account within the agreed 7 days, the landlord reserves the right to cancel the booking within 24 hours after prior inquiry, without further notice from the tenant.
Payment of the remaining balance
The remaining amount (booking amount minus the deposit already paid) must be settled no later than 10 days before the start of the booking/arrival by bank transfer in accordance with the invoice.
For short-notice bookings or the use of additional services on site, the landlord accepts the following payment methods: cash payment on site in Swiss francs, payment with TWINT, credit card (Visa, Mastercard, American Express, Diners Club, Discover, UnionPay), debit card (VPay, Maestro). For technical reasons, payment with PostFinanceCard is not possible. Payment provider fees will be charged to the guest additionally.
For payment by bank transfer (or via post), the customer bears any bank/post fees incurred. The landlord is entitled to subsequently charge these if one of the involved banks deducts a fee from the transfer amount.
Cancellation by the guest
The guest is obliged to pay the full rental price including ancillary costs even if the rental property is not used or only partially used. However, the guest has the option of providing a replacement tenant, provided that the latter is willing to enter into the contract under the same conditions. In this case, only a handling fee corresponding to the additional costs is payable. The guest remains jointly liable to the landlord for the fulfillment of the replacement tenant’s obligations.
In the event of prevention or non-commencement of the stay, the costs listed below will be charged; therefore, taking out travel cancellation insurance is strongly recommended (please ensure that it is also valid for groups).
Rebookings are treated as cancellations. This does not apply if a holiday apartment or the group house is rebooked at least 4 months before the start of the rental period.
If the booking was made via a booking platform and this platform has different cancellation conditions, the conditions stated on the booking platform shall apply.
In the event of cancellation of a non-refundable rate, 100% of the price stated in the booking confirmation will always be charged, unless the guest provides a replacement tenant under the conditions stated above.
If, due to force majeure, it is not possible for the tenant to travel to the rental property, no cancellation fee will be charged. Deposits already paid will be refunded. Illness, deaths, traffic disruptions, accidents, and similar events are not considered force majeure.
Valid for holiday apartments and group house
Cancellation from booking up to 6 months before the start of the rental period:
30% of the rental price, or the deposit, is forfeited.
Cancellation 6 to 4 months before the start of the rental period:
60% of the rental price
Cancellation 4 to 2 months before the start of the rental period:
80% of the rental price
Cancellation less than 2 months before the start of the rental period:
100% of the rental price
Cancellation by the landlord
The landlord has the right to terminate the rental contract extraordinarily at any time before the start of the event if, after conclusion of the contract, the event cannot take place due to force majeure (flooding, fire, etc.), official measures, or other reasons beyond the landlord’s control. The tenant’s obligation to pay compensation lapses. Any payments already made (in part) will be refunded. Further claims for damages by the tenant are excluded.
If the rental property is not available at the booked time due to the landlord’s fault, the landlord is liable for the failure to provide the agreed service, insofar as it is not possible for the landlord to offer an equivalent substitute service. Liability is limited to a maximum of the percentages in accordance with the section “Cancellation by the guest” and covers only direct damage.
Cancellation due to COVID-19 / pandemics
If the booked stay is NOT PERMITTED by Swiss authorities due to COVID-19 (e.g., gatherings of multiple people), the booking may be postponed or cancelled free of charge. Excluded are any regulations that apply only to unvaccinated persons; we assume no responsibility for these. Guests from abroad are very welcome. However, we do not offer special cancellation options in the event of border closures or entry/return restrictions. We will, of course, try to allow a free rescheduling of the stay.
Arrival is possible from 3:00 pm until no later than 7:00 pm on the day of arrival.

By arrangement, it is possible to store luggage free of charge with the landlord before arrival or after departure, provided sufficient space is available. Liability by the landlord for stored luggage is excluded.
For departures before 7:00 am, the landlord must be informed in advance and any final invoice must be settled the day before.
The rental unit must be handed over in a tidy, broom-clean condition. Dishes must be washed and properly put away. A final cleaning fee as per the booking confirmation will be charged for the final cleaning carried out by the landlord. In the event of heavy soiling, we reserve the right to charge an additional cleaning fee of CHF 40 upon handover of the rental property.
The landlord offers pickup of luggage or persons from Habkern or Interlaken. This service is charged at CHF 10 per trip from or to Habkern and CHF 40 per trip from or to Interlaken West. The trip must be ordered from the landlord in good time and can only be carried out if the landlord has the necessary vehicle and staff capacity available. Liability of the landlord for collected luggage is excluded.

The landlord collects personal data of the guest. This includes in particular the guest’s name and registered address and, where applicable, those of accompanying persons, as well as their email addresses and telephone numbers. The data may also be collected by copying the guest’s identification. These data are used to contact the guest before and during the stay in order to provide information about the stay and arrival.
After departure, the collected data may be used by the landlord for direct marketing purposes. The guest may object to this use at any time. Copies of identification documents will be destroyed after departure, provided the guest has settled all outstanding claims.
The data may be passed on to third parties if this is necessary for data processing. This includes, for example, storing the data in an address management system or the landlord’s booking system provided by third-party providers. These third-party providers do not use the data for their own purposes. Disclosure of data to authorities for the purpose of criminal prosecution is also possible.
Sensitive personal data (e.g., religion, health status, biometric information such as fingerprints and photos) are neither collected nor stored.
The guest has the right to access the data stored about them and may request correction or deletion.
